Marks & Spencer is bringing forward plans to deliver a new Marks & Spencer store at the former Toys R Us site at the Copdock Interchange, near Ipswich.
This major investment will breathe new life into a long-vacant building and is expected to create over 120 jobs for the local area. The new store will provide a modern, convenient and high-quality shopping experience for the local community, with a sustainability-led design and energy efficient features.

Why Copdock?
The site at Copdock Interchange, located on the key A12/A14 corridor, has been vacant since 2018. It offers an ideal location for redevelopment, with:
Excellent connectivity to the local road network and regular public transport links
A position within a well-established retail and leisure hub, home to Tesco, Currys, McDonalds, and other national food and drink brands
Existing infrastructure and footprint that support sustainable redevelopment and re-use
The proposal is part of M&S’s ambition to better serve Ipswich and surrounding communities with a modern, accessible and environmentally responsible store – designed to meet the needs of a growing catchment area while breathing new life into a vacant site.
Importantly, it is designed to complement the existing M&S store on Westgate Street
